We began our kitchen makeover because we had a functional need that was not being met. In our case, the kitchen design was not usable for all of our family members. So, we needed a design which would remove that obstacle.

Along the way, we did have some personal desires that we could accommodate within the functional need and budget, while others ended up on the cutting room floor (to lift another analogy from the film industry... appropriate since we just had the Academy Awards recently).

It is so gosh darn easy to walk into a kitchen design showroom and see the latest materials, the newest trends in counter tops, the fashion trend setting sinks and fixtures, and so on. However, you have to keep in mind the ultimate goal and your 6E7project constraints. Will the design and the materials selected meet the original goal of your kitchen makeover? Will the finished kitchen make things easier or more difficult for you?

Replacement or Retrofit Style Frame? Which is Right for You?

Last week I told you how to measure for your vinyl replacement windows when replacing aluminum windows. Now that you're ready to order your new vinyl replacement windows, we need to talk about the different frame style options available. In most of the country your choices are limited to either new construction or replacement frames. New construction frames come with a nailing fin to attach the frame to the studs during the construction of the new home. The replacement frame is basically the new construction frame minus the nailing fin.

But in the west, where stucco homes are common, manufacturers came up with a third type of frame called a retrofit frame. The retrofit frame has a fin about 2 inches wide, located flush with the outside face of the window. This is the best choice when replacing old windows, but not all jobs will accomodate a retrofit frame application. So let's discuss how to determine which frame is going to work for you.

If you have a stucco exterior, retrofit is the way to go. You install the new window from the outside, and the flush fin covers the old aluminum frame that you are going to leave in place. Then you screw the new window in using deck screws through the side channels as well as the top header. We will get into more detail on the actual installation in a future article. If you have a stucco exterior, but there is a wood trim around the opening of the window where the flush fin would normally 5B4go, you can still use the retrofit style frame. You would need to remove the wood surrounding the opening, install the retrofit window, then purchase and install new wood trim. The old trim will no longer fit since the replacement window frame dimensions will be several inches larger in width and height than the old window frame. Another option is to install the retrofit fin on top of the wood trim. You can do this as long as the depth from the face of the wood trim to the point in the house of the innermost portion of the old aluminum frame is less than 3 inches deep.

The reason is because a good quality retrofit window will have a 3 inch frame depth from the back of the flush fin to the innermost part of the frame. That innermost part needs to be further into the house than the innermost part of the aluminum frame so that the aluminum frame will be hidden after we apply the inside trim. What if you have brick around the window openings? Or siding? Then what? Well, if you can install the window against the face of the brick or siding and still have the innermost part of the vinyl frame be further into the home than the old frame, then you can use the retrofit style frame. If not, then you have to use the replacement style frame,then use trim to finish the outside.

The main point to remember when determining whether or not to use a retrofit frame or a standard replacement frame is that in order to use the retrofit frame ther536e needs to be less than 3 inches from the outside point where the flush fin will rest to the inside point in the room where the old frame ends. If it's less than 3 inches, go with the retro, more than 3 inches, use the replacement frame and add trim to the outside in lieu of the flush fin.

Garage Door Repair

Sometimes, your garage door is not functioning the way it should. For simple problems, you could almost certainly do some of the fixing yourself. Here are some common garage door problems you can repair yourself:

Your garage door goes up and down by itself. No, its not the bogeyman. The explanation is actually simple there must be someone in your neighborhood that uses a security or access code similar to the one you are using. This can cause interference with your radio receiver. Radios in police cars and airplanes also have the same effect. How do you make sure this does not happen again? Simply change your code.

The process for changing a security or access code differs from one garage door opener to another. As a general rule, you just need to hold the transmitter close to the openers box and push a certain transmitter button for thirty seconds (consult your manufacturers manual to find out what button to hold down). Most openers that are new models are equipped with a rolling code that changes automatically once the transmitter is used.

Your garage door goes halfway down and back up when you try to close it. In this case, you might y be using a garage door that has a safety sensor system that detects if there is any obstruction to the door coming down and tells the machine to pull the door back up. Your door automatically opens up again when it senses any obstruction a bucket or broom, maybe. Just remove the obstruction and your door should again work perfectly.

This problem may also happen if your sensors lenses are dirty, dusty or has a condensation built up (sometimes spiders web). The system will think that something is in the way, causing the door not to close. Keep the lenses clean.

Nothing happens when you press the transmitter. If you suspect that your transmitter is not working, you may want to change the battery or look for the power source to see if it is working. Building Inspections - Permits and Problems

Things to Know

1. The General Contractor or the person that the Building Permit was issued to must make all inspection requests.
2. Building Permit Cards must be posted and building plans must be available at the jobsite or the inspection will not be performed and a penalty can be charged.
3. Permit Fees are based on the valuation of project defined as labor, materials, plus profit
4. If the project is large enough a plan review will have to be completed by the building inspector

Who are They

The BDI inspects approves and issues all permits required by code for new construction and for repairs and additions to all public and private buildings. They assure safe building standards for the general safety and welfare of us all. When Do I Need a Building Permit Building permits are required when any structural change or major alteration is made or for new construction. Normal maintenance doesnt need a building permit.

Here are some common examples, although this list is not complete:
1. New structures
2. Enlargement of existing rooms
3. Porches, decks, and retaining walls
4. Anything involving structural beams, joist replacement or bearing support
5. Foundations and footing repair, underpinning or shoring up of a structure
6. The conversion of basement or attic space to living quarters
7. All new fences except the replacement of existing fences
8. An entire new roof, when roof work is not replacement of like material

When Don't I need a Building Permit

Here are some common examples, although this list is not complete:
1. Ordinary repairs to residential buildings and structures, there could be height restriction here.
2. Plaster patching, exterior and interior painting, floor sanding and refinishing, floor tile, carpeting, replacement of flooring
3. Repair or replacement of gutters and downspouts
4. Replacement or repair of exterior doors and non-fire rated interior doors whenever no modification is made to the opening
5. Wall paneling applied directly to wall surfaces; acoustical ceiling tile applied directly to ceiling surfaces;
6. Installation of battery-operated smoke detectors
7. Replacement of existing fencing, same height, material and location in the rear or side yards
8. Non-dish radio or television antennae

The BDI will focus on all common areas unless there is a specific complaint. In that case they can go anywheres in a building. They do not need an owners permission to enter a unit, but they do need the tenants permission to enter an apartment. They will look at all common areas to sleuth out dangerous or hazardous code violations or egress issues. They are essentially interested in safety issues and will look especially for fire extinguishers, doors, lighting, stairs, doors and smoke detectors. If there are any violations of code they will issue a "notice of violation" or NOV.

What They Do: They will inspect a property for three reasons:

1. Law requires general inspections to uncover and correct safety issues and code requirements. These inspections are mandated periodically.
2. Someone has complained
3. To review new construction work for safety and code violations.

The Dreaded "Task Force Inspection"

If a building is a nuisance and gets repeated complaints then the city can call in many or all the agencies and create a task force to inspect the building. The agencies involved can include fire, health, police, and the D.A. The task force is only formed for the worst offenders, generally drug dens or health hazards.

Construction Inspections

The inspector is looking to see that the work is up to code and does not exceed the scope of the permit. Very often, construction will take place and other issues come up. If they exceed the parameters of the work approved they can deny approval of the work. Now you have to come into compliance and that can mean a bureaucratic snafu or worse. A citation or NOV (Notice of Violation) is issued and you will need to apply for another permit to fix the problem to come up to code. When the work is completed according to the demands of the BDI, you will need another inspection to get cleared. If you still have problems with getting the work approved you have a few alternatives

Fighting the BDI

1. Know the code: You will need to prove the condition cited is legal
2. Get all the permit plans the DBI has and try to make a case that the condition is historical
3. If its an older building it may be grandfathered
4. Talk to the senior inspector and make an informed case
5. Talk to a real estate attorney or engineer

The Hearing

This is your last effort to right a wrong. You can have your attorney or property manager or possibly a structural engineer make your case. This is your last ditch effort to allow a condition to remain in place. Obviously, you dont get to this unless there is a lot of money at stake.

What Is The Square Ft Cost Of The Homes You Build

What is the square footage cost of the homes you build? I'm sure that every veteran builder has heard this question many times. In truth, only a range can be given. There are just tFBBoo many variables to give a price based on just square footage. These variables range from design, materials used, and size.

How is the square footage calculated? Do you count the garage, a basement, what about rooms that are cathedrals or raised? I've seen these questions answered differently by many builders or their marketing departments.

The design alone is a huge factor with a ranch home being the most expensive to multi-story homes which offer the lowest by dividing the foundation and roof cost by the number of stories. With the building materials that are available to most builders, a square floor plan or box shaped home offers the highest ratio of floor space to the area of the exterior walls. This certainly may not be the most pleasing design, but it is the most efficient as to cost to construct on a square footage cost basis.

The materials used can cause a huge difference on the same floor plan. A brick or stone veneer usually has a very attractive appearance, giving the home a rich, substantial look, but adding a tremendous amount of cost in comparison to the same sized home with vinyl siding. One example of many.

The kitchen is the most expensive room in a home. The cost difference of cabinets can vary from affordable to very high end with prices many times higher. Today, many customers are choosing granite counter tops, very nice but hugely more expensive. The same is true for appliances.

Permits are another issue when planning on building a new home. In most areas, the permit costs of tapping into the sanitary sewer and water line make up the biggest part of the total permit costs. This cost is the same, regardless of square footage of home. This is also the same from a labor and material cost stand point when the contractor connects the piping involved from the main lines to the new home.

The examples go on and on, making it impossible to state a builders square footage costs on all the homes they build. Obviously, once a plan is bid, the square footage price can be calculated.

If a low square footage cost of your new home is your goal, it is suggested that you build a large two story home with standard materials. The reason is a large home is likely to have a lower square footage cost, is that there are so many costs that are or to close to the same on a small home as a larger home using the same building materials. The examples of this goes on and on. Here's some things to think about. If the lot and the materials are the same, the exterior concrete costs will be the same. The driveway, lead walk, and public walks. The front door, the house to garage door, and garage door will cost the same. The garage door opener will cost the same. Going to the inside is much more of the same. If there is the same amount of bathrooms, the cost of these will be the same. I'm sure now you can see the trend and these costs will be divided by a smaller number of square feet on a smaller home than on a larger home. This effects the square footage costs when the building materials are the same.

These are some thinking points for you to use if planning to minimize the cost per square foot of your new home.

Farm House Renovation

Farm houses are quite popular because they are generally well built and situated out in the country, away form the noise and congestion of the city. When buying one, though, it is important to remember that it was likely built in the 1800's or even earlier. The old owners may not have updated the home to meet today's standards and it should be inspected for needed renovations.

Bring it Up to Date

Renovations are needed so the house can meet today's standards of living. They may not be able to hold up to the demands that will placed upon it. Such things, like weatherproofing, will also need to be done to help ensure heating costs are not through the roof. When the house was built it was designed for cheaper energy costs, so a lot of consideration was not put into making it draft free.

One of the first things to look at is the windows and insulation. It is common for many farm houses to have the old windows that used a rope pulley system to raise and lower. These old windows often do not seal properly and may not even be in good working order because the ropes deteriorate quickly. They should be replaced with newer windows that fit good and seal5A1 tight. Another consideration is that some old houses are not completely insulated. Insulation should be installed in any area where it is not already installed to help make the home more energy efficient.

Checking the Structure

Since farm houses are old and were built differently than today's homes, the general structure needs to be checked. The foundation should be looked at for damage and any repairs needs. Old houses settle, which can mean the floors could be uneven or doorways and even windows can be uneven. This should be fixed by relaying the floor and fixing any problems that have occurred due to settling.

My wife and I as well as other families we know save aluminum cans and take them to the recycling center. In our town there are actually two places that you can sell the cans to be recycled. To begin one first must know, or at the very least admit they may have an issue. I deal with foundation issues, daily. It is my job to know when you have foundation issues. I feel like Doctor Death saying that but Im not really that bad. I have preformed literally hundreds if not thousands of foundation inspections over the years. Saving many people thousands of Dollars in repairs they didnt need.

In order to find out whether the signs you have seen are big trouble, contact a Foundation Repair Company. They usually provide an inspection for free. If you need more detailed information an Engineer may facilitate a report. Either way you must take the first step.

Once an issue has been identified, it is time to choose a company to perform the necessary repairs. This can sometimes prove to be a job in and of itself. Not all contractors are reputable, and selecting the best one can be more than most people bargain for.

I once heard it said Dont Call Him a Cowboy Until Youve Seen Him Ride that is how I feel about Foundation Repair Companies, or any Company for that matter. Along with summer comes the increased chance of severe summer weather. As hurricane season swiftly approaches, homeowners are encouraged to prepare for worst case scenarios.

Eight days shy of hurricane season, time is quickly ticking for consumers to take action against financial ruin in the event of catastrophe. With an increased amount of hurricanes anticipated this season, the National Oceanic & Atmospheric Administration urges folks to prepare for the worst. How To Make Big Cuts In The Energy You Use In Your Home, And Your Energy Bills

Concern over energy consumption has grown greatly in recent years. Gas and electricity prices have been at record highs, hitting homeowners in their pockets. Plus there is a growing realisation amongst the general public that our energy consumption is causing global warming, which is leading to growing problems with our climate. 5.Install a solar hot water system.
This is the most expensive of the measures mentioned in this article, but still worth doing, even in northern climates. This is a tried and tested technology, and you may qualify for a government grant to help with the cost of installation.
