Your garage door goes up and down by itself. No, its not the bogeyman. The explanation is actually simple there must be someone in your neighborhood that uses a security or access code similar to the one you are using. The process for changing a security or access code differs from one garage door opener to another. As a general rule, you just need to hold the transmitter close to the openers box and push a certain transmitter button for thirty seconds (consult your manufacturers manual to find out what button to hold down). Most openers that are new models are equipped with a rolling code that changes automatically once the transmitter is used.

Your garage door goes halfway down and back up when you try to close it. In this case, you might y be using a garage door that has a safety sensor system that detects if there is any obstruction to the door coming down and tells the machine to pull the door back up. Your door automatically opens up again when it senses any obstruction a bucket or broom, maybe. Just remove the obstruction and your door should again work perfectly.

This problem may also happen if your sensors lenses are dirty, dusty or has a condensation built up (sometimes spiders web). The system will think that something is in the way, causing the door not to close. Keep the lenses clean.

Nothing happens when you press the transmitter. If you suspect that your transmitter is not working, you may want to change the battery or look for the power source to see if it is working. If this does not fix it, your transmitter might be damaged and needs to be replaced. Call the service company.

Building Inspections - Permits and Problems

Things to Know

1. The General Contractor or the person that the Building Permit was issued to must make all inspection requests.
2. Building Permit Cards must be posted and building plans must be available at the jobsite or the inspection will not be performed and a penalty can be charged.
3. Permit Fees are based on the valuation of project defined as labor, materials, plus profit
4. If the project is large enough a plan review will have to be completed by the building inspector

Who are They

The BDI inspects approves and issues all permits required by code for new construction and for repairs and additions to all public and private buildings. They assure safe building standards for the general safety and welfare of us all. When Do I Need a Building Permit Building permits are required when any structural change or major alteration is made or for new construction. Normal maintenance doesnt need a building permit.

Here are some common examples, although this list is not complete:
1. New structures
2. Enlargement of existing rooms
3. Porches, decks, and retaining walls
4. Anything involving structural beams, joist replacement or bearing support
5. Foundations and footing repair, underpinning or shoring up of a structure
6. The conversion of basement or attic space to living quarters
7. All new fences except the replacement of existing fences
8. An entire new roof, when roof work is not replacement of like material

When Don't I need a Building Permit

Here are some common examples, although this list is not complete:
1. Ordinary repairs to residential buildings and structures, there could be height restriction here.
2. Plaster patching, exterior and interior painting, floor sanding and refinishing, floor tile, carpeting, replacement of flooring
3. Repair or replacement of gutters and downspouts
4. Replacement or repair of exterior doors and non-fire rated interior doors whenever no modification is made to the opening
5. Wall paneling applied directly to wall surfaces; acoustical ceiling tile applied directly to ceiling surfaces;
6. Installation of battery-operated smoke detectors
7. Replacement of existing fencing, same height, material and location in the rear or side yards
8. Non-dish radio or television antennae

The BDI will focus on all common areas unless there is a specific complaint. In that case they can go anywheres in a building. They do not need an owners permission to enter a unit, but they do need the tenants permission to enter an apartment. They will look at all common areas to sleuth out dangerous or hazardous code violations or egress issues. They are essentially interested in safety issues and will look especially for fire extinguishers, doors, lighting, stairs, doors and smoke detectors. If there are any violations of code they will issue a "notice of violation" or NOV.

What They Do: They will inspect a property for three reasons:

1. Law requires general inspections to uncover and correct safety issues and code requirements. These inspections are mandated periodically.
2. Someone has complained
3. To review new construction work for safety and code violations.

The Dreaded "Task Force Inspection"

If a building is a nuisance and gets repeated complaints then the city can call in many or all the agencies and create a task force to inspect the building. The agencies involved can include fire, health, police, and the D.A. The task force is only formed for the worst offenders, generally drug dens or health hazards.

Construction Inspections

The inspector is looking to see that the work is up to code and does not exceed the scope of the permit. Very often, construction will take place and other issues come up. If they exceed the parameters of the work approved they can deny approval of the work. Now you have to come into compliance and that can mean a bureaucratic snafu or worse. A citation or NOV (Notice of Violation) is issued and you will need to apply for another permit to fix the problem to come up to code. When the work is completed according to the demands of the BDI, you will need another inspection to get cleared. If you still have problems with getting the work approved you have a few alternatives

Fighting the BDI

1. Know the code: You will need to prove the condition cited is legal
2. Get all the permit plans the DBI has and try to make a case that the condition is historical
3. If its an older building it may be grandfathered
4. Talk to the senior inspector and make an informed case
5. Talk to a real estate attorney or engineer

The Hearing

This is your last effort to right a wrong. You can have your attorney or property manager or possibly a structural engineer make your case. This is your last ditch effort to allow a condition to remain in place. Obviously, you dont get to this unless there is a lot of money at stake.

What Is The Square Ft Cost Of The Homes You Build

What is the square footage cost of the homes you build? I'm sure that every veteran builder has heard this question many times. In truth, only a range can be given. There are just tFBBoo many variables to give a price based on just square footage. These variables range from design, materials used, and size.

How is the square footage calculated? Do you count the garage, a basement, what about rooms that are cathedrals or raised? I've seen these questions answered differently by many builders or their marketing departments.

The design alone is a huge factor with a ranch home being the most expensive to multi-story homes which offer the lowest by dividing the foundation and roof cost by the number of stories. With the building materials that are available to most builders, a square floor plan or box shaped home offers the highest ratio of floor space to the area of the exterior walls. This certainly may not be the most pleasing design, but it is the most efficient as to cost to construct on a square footage cost basis.

The materials used can cause a huge difference on the same floor plan. A brick or stone veneer usually has a very attractive appearance, giving the home a rich, substantial look, but adding a tremendous amount of cost in comparison to the same sized home with vinyl siding. One example of many.

The kitchen is the most expensive room in a home. The cost difference of cabinets can vary from affordable to very high end with prices many times higher. Today, many customers are choosing granite counter tops, very nice but hugely more expensive. The same is true for appliances.

Permits are another issue when planning on building a new home. In most areas, the permit costs of tapping into the sanitary sewer and water line make up the biggest part of the total permit costs. This cost is the same, regardless of square footage of home. This is also the same from a labor and material cost stand point when the contractor connects the piping involved from the main lines to the new home.

The examples go on and on, making it impossible to state a builders square footage costs on all the homes they build. Obviously, once a plan is bid, the square footage price can be calculated.

If a low square footage cost of your new home is your goal, it is suggested that you build a large two story home with standard materials. The reason is a large home is likely to have a lower square footage cost, is that there are so many costs that are or to close to the same on a small home as a larger home using the same building materials. The examples of this goes on and on. Here's some things to think about. If the lot and the materials are the same, the exterior concrete costs will be the same. The driveway, lead walk, and public walks. The front door, the house to garage door, and garage door will cost the same. The garage door opener will cost the same. Going to the inside is much more of the same. If there is the same amount of bathrooms, the cost of these will be the same. I'm sure now you can see the trend and these costs will be divided by a smaller number of square feet on a smaller home than on a larger home. This effects the square footage costs when the building materials are the same.

These are some thinking points for you to use if planning to minimize the cost per square foot of your new home.

Farm House Renovation

Farm houses are quite popular because they are generally well built and situated out in the country, away form the noise and congestion of the city. When buying one, though, it is important to remember that it was likely built in the 1800's or even earlier. The old owners may not have updated the home to meet today's standards and it should be inspected for needed renovations.

Bring it Up to Date

Renovations are needed so the house can meet today's standards of living. They may not be able to hold up to the demands that will placed upon it. Such things, like weatherproofing, will also need to be done to help ensure heating costs are not through the roof. When the house was built it was designed for cheaper energy costs, so a lot of consideration was not put into making it draft free.

One of the first things to look at is the windows and insulation. It is common for many farm houses to have the old windows that used a rope pulley system to raise and lower. These old windows often do not seal properly and may not even be in good working order because the ropes deteriorate quickly. They should be replaced with newer windows that fit good and seal5A1 tight. Another consideration is that some old houses are not completely insulated. Insulation should be installed in any area where it is not already installed to help make the home more energy efficient.

Checking the Structure

Since farm houses are old and were built differently than today's homes, the general structure needs to be checked. The foundation should be looked at for damage and any repairs needs. Old houses settle, which can mean the floors could be uneven or doorways and even windows can be uneven. This should be fixed by relaying the floor and fixing any problems that have occurred due to settling.

Another general inspection that should be done is the electrical work from Cordless drill. If it has not been updated then it will probably have the old wiring. This can be dangerous and a fire hazard. It should be replaced. Old wires were constructed of two separate wire, where today's wires are one single wire. Build Your Home Out of Trash

My wife and I as well as other families we know save aluminum cans and take them to the recycling center. In our town there are actually two places that you can sell the cans to be recycled. In larger towns there are quite a few of these centers. We save cans and my son in law also picks up scrap metal of just about every kind to haul off and get some extra cash.

We feel that the recycling is a smart way to do our part to help the environment and we also get a little extra cash, so why not?

You can imagine my amazement when I found out about a new building material being made from recycled material. When I first heard about it a few years ago I was very skeptical. The stuff was indestructible and resistant to just about everything. I did not believe the hype at all. After I thought about it for a while though I realized that if this stuff was only as good as the claims made for it then it could be the greatest thing to every hit the building industry.

The major problem with it is that most people especially contractors and builders know very little about the product. As the product is put into use and the builders begin to find out about it, they will build more houses and buildings with it. When it gets real popular the people that had some faith in the product to begin with could be very wealthy. I know I have heard so many stories about how if you would have bought 100 shares of IBM back in the twenties or thirties for less than 1.00 per share you would be a multimillionaire today as the stock has split many times and has gotten unbelievably valuable.

My late friend Charlie told me that when he was young he had a chance to buy a large chunk of Georgia Pacific shares for about 100.00. He did not do it. He took the money and bought liquor with it. He could have lived out the last years of his life in comfort, instead he lived on disability checks from the government.

Charlie just did not believe there was much money to be made in the plywood and building industry and he was not willing to take a chance on a new start up company with a brilliant idea.

I believe that there may be another IBM or Georgia Pacific in the start up phase and that this company may surpass what either of those two have done. I know you have probably heard of LEED or EnergyStar. These are companies that are well known for green building.

What if I told you there is a new product made from stuff that is normally thrown out that surpasses any other type of building material on the market today. It is stronger than cement or concrete blocks, insulates better than fiberglass, is fire resistant, wind resistant and water resistant and it is even bullet proof.

Foundation Repair

To begin one first must know, or at the very least admit they may have an issue. I deal with foundation issues, daily. It is my job to know when you have foundation issues. I feel like Doctor Death saying that but Im not really that bad. I have preformed literally hundreds if not thousands of foundation inspections over the years. Saving many people thousands of Dollars in repairs they didnt need.

In order to find out whether the signs you have seen are big trouble, contact a Foundation Repair Company. They usually provide an inspection for free. If you need more detailed information an Engineer may facilitate a report. Either way you must take the first step.

Once an issue has been identified, it is time to choose a company to perform the necessary repairs. This can sometimes prove to be a job in and of itself. Not all contractors are reputable, and selecting the best one can be more than most people bargain for.

I once heard it said Dont Call Him a Cowboy Until Youve Seen Him Ride that is how I feel about Foundation Repair Companies, or any Company for that matter. Just because they can show you high priced commercials with Over the hill Celebrity spokesmen, dont make them a terrific company. Thats not to say cheaper is better either. Because we all know that we usually get what we pay for. That is why they will request a deposit upon signing, and not upon arrival.

Some contractors actually charge money to adjust their work if it fails. Not many Foundation Repair companies provide a fully transferable Warranty. Along with summer comes the increased chance of severe summer weather. As hurricane season swiftly approaches, homeowners are encouraged to prepare for worst case scenarios.

Eight days shy of hurricane season, time is quickly ticking for consumers to take action against financial ruin in the event of catastrophe. Unless you just built your house, there is a 30-day waiting period between when you apply for the insurance and the date it goes into effect. With a little more than a week before hurricane season and 30 days for your policy to take effect, don't let time slip away with the lazy days of summer unless you're insured for flood damage.

How To Make Big Cuts In The Energy You Use In Your Home, And Your Energy Bills

Concern over energy consumption has grown greatly in recent years. Gas and electricity prices have been at record highs, hitting homeowners in their pockets. Plus there is a growing realisation amongst the general public that our energy consumption is causing global warming, which is leading to growing problems with our climate. In a recent Henley Centre survey, over 62% of respondents said that climate change is the biggest single problem facing the world today.

We use a great deal of energy in B68our homes. Our homes account for over a quarter of greenhouse gas emissions in northern countries like the UK. However, reducing your homes energy consumption is in most cases quite easy. It can also be very lucrative: some of the major actions you can take to reduce your homes energy consumption pay back very quickly, and so you soon start saving a small fortune. There are 4 or 5 simple measures that almost every householder should focus on.

1.Insulate your home.
By keeping more of the warmth in your home in winter, you will save a small fortune on your heating bills. The most common types on insulation to install are in the loft and also in the gap between your external walls (called cavity wall insulation). You can also insulate your floors and walls. Not only will this save you money, but your home will be more comfortable in winter and cooler in summer. 3.Replace your light bulbs with low energy bulbs.
These use up to 80% less electricity used by traditional incandescent bulbs, and are now indistinguishable in terms of the light they emit. Plus they last up to 10 times longer. So as well as cutting your electricity bills, you dont have to get the ladder out so often to replace bulbs that have blown. Now that these bulbs have come down in price, they can payback their extra cost in a very short time (only a couple of months) in terms of lower electricity bills.

4.Install energy efficient home appliances.
Replacing your old fridge with the most energy efficient models can save you a small fortune on your electricity bills. In fact with the most energy efficient models, the savings can actually add up to cover the entire cost of the new fridge! Plus you can also buy other energy efficient appliances, such as washing machines and dishwashers. In the EU all appliances carry an energy efficiency rating, so it is easy to spot the most efficient.

5.Install a solar hot water system.
This is the most expensive of the measures mentioned in this article, but still worth doing, even in northern climates. A solar system can provide up to 70% of your hot water needs in a year, saving on your gas bills. Using solar panels mounted on5B4 the roof, solar hot water systems can be installed in most houses. This is a tried and tested technology, and you may qualify for a government grant to help with the cost of installation.

By taking these 5 measures, the average householder can save hundreds of pounds a year off their energy bills, and prevent several tonnes of carbon dioxide being emitted into the atmosphere. Even taking one or two of these steps has a big impact.

Heat Your Living Space with A Trombe Wall, Water Wall, or Roof Pond

Indirect solar gain is one of three methods of passive solar heating, in addition to isolated and direct gain. When solar heat is collected in one area and transferred to another through the process of convection, this is the indirect method.

Here's a rundown of how it works. As with most passive solar heating systems that don't require the use of mechanical pumps or fans, heat is invited indoors through a series of south-facing windows. It is then absorbed through building materials with thermal mass, or the natural capacity to absorb heat. These materials include masonry walls or floors. When placed in a container, water can be even more effective than masonry or concrete in that it exchanges heat more quickly. Water walls and roof ponds are examples of how water containers can be used for indirect solar gain. These are described below.

Indirect solar gain uses the same strategies of heat absorption and convection as direct gain. With direct gain systems, however, the living space itself acts as a solar collector. Indirect solar gain places the heat collection system outside the living space, such as between the south-facing windows and the living spaces. A Trombe wall, for instance, is commonly located in this space. This wall, made of 8- to 16-inch masonry, with a frontal glass layer, absorbs heat from the sun from the late morning to the early evening. At night, all the warm air it generates begins to travel through the wall and into the living space. It also travels out of the air space between the wall and window through built-in vents. Trombe walls have no moving parts and require no maintenance or on-going costs, making them a popular alternative to active solar heating systems.

Water walls can be located in the same area as the Trombe wall, but the term can also apply to water containers in other building configurations. Along the wall, the water is stored in a container, which can be accented or hidden completely. Roof ponds are located on flat roofs, heating water that warms the room directly beneath the roof pond during the colder evening hours.

Label the Electrical Panel

One of my pet peeves of contractors; more particularly, electricians has followed us in every single house we have lived in. Label the gosh darn on-off switches that are in the main electrical panel, will ya!

There is nothing more frustrating when one needs to turn the power off for a certain electrical outlet / light switch. You know what is going to happen, right?

The light switch you need to turn off the power will be the one that is the furthest away from the electrical panel. And, of course there is no label on any of the on-off switches which lead you to having to guess through trial and error, one switch box at a time, which one of them provides the power for the area of the house containing the light switch.

Why are the on-off switches in the electrical panel never labeled? Especially the one you want?

Are electricians lazy? Well, to be honest, that is very debatable. There are building codes and electrical codes and laws of physics which electricians need to adhere. But, none of those codes indicates that the wiring or rewiring16D0 job is not finished until the switch box is properly and accurately labeled. Or, do they?

So, today's waste of 1/2 an hour with a dozen trips up and down the stairs from one end of the house on the main floor to the electrical panel room at the opposite end of the house in the basement was not enjoyable. Of course, not all contractors, electricians and the like are plain lazy and do just enough to get paid and then leave. I am sure any electrical contractor you would use would never do that. It will always be your neighbor who encounters this situation, right? :-)

And, if you are the home owner, for gosh sakes, when you actually do find the on-off switch on the electrical panel that is the one you want, label it yourself! No, you will not remember the next time you need to find it again.

The one drawback is that you will not be able to use it on certain historic buildings. Next in cost is aluminum. An aluminum sunroom is very similar to PVC, but doesnt do quite as good a job at insulating. However, it does have low maintenance issues and can come in a number of styles and colors in order to coordinate with your existing home covering. The most expensive material you can choose is wood. For many people, they prefer wood because it is more traditional, and because they can stain or paint it to custom colors in order to match their home exactly. Windows in a sunroom are probably the greatest variable in sunroom pricing. Not only does the number of windows that you choose make a difference, but so does the type. If they are fixed, they will be less expensive than if they open. The type of glaze that you choose to put on the windows will matter as well. You can get windows that control the amount of sunlight that enters, ones that block out damaging rays and even ones that help control the temperature of the room. But the more your windows can do, the more expensive they are bound to be.

Benefits Of Replacement Windows

Installing Retrofit and Replacement Vinyl Windows

In previous articles i explained to you how to determine whether your windows are candidates for vinyl replacement style frames or retrofit style frames. This week I'm going to explain the installation techniques for both frame styles. Let's start with the retrofit frame.

Retrofit window installation is really the easiest of all. The retrofit window already comes with an exterior trim attached. That's the flush fin that goes against the outside surface, usually stucco. Prepare the window by drilling 3/8" holes in the areas of the frame where you want to screw it in place. Normally, there will be 3 holes on each side and 3 more across the top. Don't predrill any holes in the bottom track. After removing the old panels, you want to run a heavy bead of caulk on the face of the old aluminum frame that you left in place. Then you and a helper set the bottom of the vinyl window onto the old aluminum bottom track and raise it into position. The flush fin or retrofit lip will act as a "stop" to hold the window in place. Have your helper hold the window while you go inside.

Once inside, you want to center the window in the opening. Slide the vent panel open and closed to make sure the window is plumb and level. To adjust for out of square conditions, shim the bottom right or left corner by placing a shimming material between the sill and bottom of the window frame. Once square, drive a 3" deck screw through the 3/8" holes and into the wood studs.Just seat the screw, don't overtighten. After you get the screws into the sides and top, remove the sliding panel. The bottom track should lift out. Look for drainage holes in the track and insert a thin screwdriver and lift up. Drive one screw in the bottom center, caulk around the screw head, then put the track back in place and re-install the sliding panel. Now, you want to go back outside and caulk the gap where the retrofit fin meets the exterior surface of the house. You want to have a double barrier of protection against water infiltration. RemeF08mber, you already applied a generous bead of caulk before inserting the new frame into the opening. The rest of the job is done on the inside.

First, you want to plug the 3/8" screw holes to hide the heads of the screws. We sell the hole plugs on the website. Just click on the "shop" tab to see a picture. The plugs will pop into place in the hole. The next step is to fill the gap around the new frame with R-13 Insulation. Do not use the foam insulation that comes in a can. Many manufacturers will not honor the warranty if the foam is used. Even the non expanding foams can cause the frame to distort, causing problems. Pack the insulation in tight. You might want to wear a dust mask during this procedure. Many people, myself included, are very sensitive to insulation. After the insulation is in place, you want to install trim around the inside to finish the job. You can use wood trim from the hardware store, or some other product. But in my experience, the best product is a vinyl flat trim that matches the window frame. The flat trim can also be purchased on the website under the "shop" tab, or you could try to find it from a local window contractor. Ours comes in 3 different widths, although the 1 3/4" wide piece is by far the most common. The trim has a double sided adhesive tape on the back. You cut the top and bottom first, stick them on the vinyl frame, making sure the trim goes to the drywall. This covers all the insulation and the old metal frame. Do the side pieces next. The final step is to caulk where the trim meets the walls.

Much of the installation process for a replacement frame is the same as the retrofit frame. But, there are a few differences. When you put the new window into the opening using a replacement frame, you don't have the flush fin holding the frame in place. You and your helper have to hold the frame in place while you put a screw in the top center to support the frame. Then, you can do your adjusting for a square condition. All of the procedures on the inside will be exactly the same, from hole plugs, to insulation, to trim and caulk. The outside is different. You have to apply the trim that was part of the retrofit frame. Again, I prefer the flat trim. Once again, you apply a bead of caulk to the old frame,then measure and cut the top and bottom trim pieces. Apply the adhesive part of the trim to the vinyl frame, and let the other part contact the bead of caulk. Trim all four sides, then caulk again where the trim meets the exterior material.

As you can see, it really doesn't matter if the exterior of your home is brick, stone, siding, or stucco. You can install vinyl windows without having to damage the surrounding structure. Avoid These Bathroom Renovation Blunders!

Renovation experts say you should renovate your bathroom every 17.9 years. Our house is 18 years old and it is time to renovate the guest bathroom. We started a picture file and narrowed the ideas down to the ones we liked best. Then we met with the construction representative. "We'll have to talk about this," he said, following us upstairs to the bathroom.

After looking around, he told us why some ideas should be deleted. We chose renovation ideas that matched our budget. Two weeks later the representative returned with product photos, design specs, and costs. This experience has made us more aware of bathroom renovation blunders.

1. Lighting that is too high or too low. By today's standards my husband and I are short people. A few years ago we installed a new brushed nickel light over the vanity mirror. "It's a beautiful light, but I can't see myself," the representative said. We could see our faces but he could not because he was the same height as the light. The company will remount the light to correct this blunder.

2. Mis-matched lighting and faucets. To save money we are having our existing maple vanity raised a few inches. According to the representative, bathrooms with matched faucets and lighting look best. We are installing a brushed nickel faucet to go with the vanity light. Wodden drawer knobs will be replaced with brushed nickel ones.

3. Choosing the wrong vanity mirror. You may find inexpensive mirrors at home and discount stores. The mirrors may be attractive, but may not go with your home. We bought new towel bars and5B4 a matchng mirror for our guest bathroom.

4. Hard to clean tile. Because I love mosaics (I made them in my college days) I chose glass mosaic tile for the tub surround. They would look lovely, the representative said, but so much grout would be hard to keep clean and mold-free. We chose larger tiles for the tub surround.

5. Trendy colors. Colors that were popular years ago, like aqua and brown, are back in style again. These colors may not be in style when you need to sell your home. That is why realtors recommend neutral colors. We chose tan and creme to keep our house market ready.

6. Inadequate water heater. The National Association of the Remodeling Industry (NARI) says you should check the capacity of your water heater. "If you are going to add a large jetted tub to your project, consider adding a water heater dedicated to that tub," advises NARI.

7. Old, inadequate ventilation. Though your bathroom fan works, it may not ventilate well. Spending money on a new ceiling fan is money well spent. Avoiding all of these blunders will ensure a successful and long-lasting bathroom renovation. Just think of all the time you spend there!

Purchasing a home is the single largest investment that most of us will make. The roof of our house plays an important role in preserving our house and maintaining its value in the resale market. Slate
Slate is another durable roofing material that is almost non-absorbent. Slate has been used for centuries. It is a naturally occurring product that is resistant to wind, sun, rain, and other forces of nature. Its gentle colors and unique textures coupled with its durability offer a great mix of utility and beauty. However, slate roofs are difficult to install and the material is expensive.

Cost comparison between roofing materials

Factors affecting the cost of the roof include the area to be covered; the material used, layers of shingles placed; effort involved in removing the existing roofing; and any work required on the gutters and siding. The cost of roofing materials is usually quoted in terms of squares. One square is equal to an area of 10 feet x 10 feet.

Costs of common roofing materials are given below. These costs are exclusive of the installation charges.

Fiberglass coated with asphalt:
It comes with a warranty of 25-35 years and costs between $30 - $35 per square foot. The weight per square can range from 200 to 300 pounds.

Wood shingles:

Clay/Concrete tiles:

Steel and Aluminum:
These come with a warranty of up to 50 years and can cost between $150 - $250 per square foot. The weight per square is in the range of 50 - 100 pounds.

Natural Slate:
It carries a warranty of over 100 years and costs between $300 - $600 per square foot. It weighs between 600 - 2000 pounds per square.

How long does a new roof take to install?

Roofing is a seasonal business, so if you intend to get it done by a roofing contractor, it is possible that your turn may come after a week or two of your agreeing to get the work done. Other important factors include the weather conditions, area of the roof and the roofing material. An asphalt roof can be finished in 2 - 3 days. A wood shingle roof can be laid in 3 - 4 days. Metal roofing can be completed in 2 - 4 days.

Can a homeowner do the roofing by himself?

Some types of roofs lend themselves more easily as a do it yourself project than others. Roofing is a very physical job that requires a fair amount of brawn and some brains too. The work involves moving a lot of material and nailing it in place, installing the flashing requires skill. If you wish to get it first-time right, it is advisable to take the help of someone who has done it before. A roofing project requires the efforts of more than one person. An important consideration is the weather, if you get a spell of clear weather, try and finish the work, if the weather changes you must be equipped to protect the unfinished roof against the elements.
