Loft Conversions

Loft conversions in the United Kingdom are very heavily regulated like most other types of building renovations. Permissions must be grated and regulation met before any work can commence on a loft conversion project. Whether or not you are granted these permissions, and whether you meet the necessary regulations depends very much on the condition and structural integrity of your existing property. The vast majority of lofts/attics can be converted into valuable living space, and when done so will often provide the homeowner with the most attractive and largest living area in your home. Of course the other major advantage of converting your loft is that it can significantly increase the value of your home.

There are no doubt some very ambitious individuals who will undertake the project of converting their loft space themselves. Good luck to them I say. Once you have received the approval from your local authority, the next step is to prepare Building and Fire Regulation Plans to submit to your Local Authority Building Control department. This submission will generally take around 6 weeks to complete.
Once approval has been granted you then need to serve Statutory Commencement Notice upon the Local Authority Building Control Department in accordance with the Regulation 14 of the Building Regulation 1985 (amended 1994).

As mentioned above one of the major benefits of, and motivations behind, many loft conversions is that they can significantly increase the value of your home. Should you decide to sell your property the prospective buyer's surveyor will check on the permissions for the conversion, and its compliance with the relevant regulations. It's therefore not worth cutting corners or taking chances. Do the job properly using professional builders/architects. This is the best piece of advice I can offer you. The additional cost of using professionals is offset by the peace of mind you will receive knowing that the job has been properly, to a high standard, and will stand up to the scrutiny of any surveyor.

What to Look For in an Air Duct Cleaner

Air duct cleaning is a relatively new industry that has exploded as a $4 Billion a year industry in the United States alone, in the 21st century. Some people have embraced air duct cleaning as a beneficial service, while others have criticized the service and view the service as a waste of time and money. More than likely though, people who have their varying view points for and against the service are both correct on this issue in one way or another and in this article I will address why I think that both sides raise interesting and very good points that you as a consumer should consider. In this article I will address different air duct cleaning methods and explain what those methods are, I will explain credentials so that you can better understand who the organizations are and who they represent and last I will address the common scams that are out there so that you as a consumer can avoid being caught up into such scams to increase the possibilities of receiving a good service performed correctly, should you ever schedule an air duct cleaning service in the future with a local service provider.

The two most common air duct cleaning methods are the "contact cleaning" method and the "Power vacuum air wash" method in air duct cleaning. Only two results will derive from these forms of advertising such as Company "A" arrived for $79.00 and in fact cleaned 10 vent lines with a shop vac type machine and left within 1 hour leaving your system contaminated or Company "B" arrived to clean 10 vent lines for $69.00 and their technician explained that the returns are very dirty too and they can be cleaned for $25.00 each.

Now your ticket has turned to $144.00 with 3 return lines cleaned. While the technician is still cleaning he realizes that your trunk lines are dirty too and up sells you on that to clean a supply trunk line for $100.00 and to clean a return trunk line for another $100.00, which now turns the ticket into $344.00. You're done with receiving the up selling, right? No, think again, because the technician explained to you that he had to cut out accesses into the ductwork to clean it right, he of coarse now has to sell you clean out doors to install so that all of your air doesn't escape out of the system, so he quotes you at $75.00 for each clean out door installed to make the ticket $494.00 from an additional $150.00 for two doors sold.

If the job was performed correctly that would be fine, however the guy is in your house with a shop vac type machine, which means he received $494.00 from you to leave your HVAC system contaminated. After he leaves once the air duct cleaning service has been performed, you realize that dust is blowing out of all of the vents when the furnace cycles, because he disturbed a lot of dust during the air duct cleaning, because shop vac style machinery are in effective in performing a thorough air duct cleaning service. You could have called a reputable company that is an ACCA member company utilizing the most powerful equipment in the industry to give you an "up front" price quote right in the same ball park for price as the bait and switch company eventually got out of you, to get the job done thoroughly and correctly. If it is too good to be true, that is because it is. Buyer beware, these bait and switch tactics have been going on for years and usually the companies that follow these price structures are the very companies leaving the majority of dirt, dust and debris in your ventilation system that they were paid good money by the customer to clean out.

No less, the BBB is still a good reference though, to safe guard yourself from blatant scamming companies and it would be wise to reference companies there if you are unsure of the companies over all reputation.

The conclusion of this article is if a company is licensed for HVAC, uses the most powerful air duct cleaning machinery in the industry, performs air duct cleanings by the power vacuum air wash method and has a good reputation with the BBB and other reporting institutions, then air duct cleaning will more than likely be performed thoroughly and properly in most instances, so that you can realize positive results such as increased air flow coming out of vents, odor reductions deriving from the vents, increased HVAC system efficiency and increased furnace and air conditioning part life.

Shop Around and Save on Home Insurance

What do you like the most about your home - the bright, sun-filled kitchen, the shiny wood floors or the comfortable bedrooms?

Or is it the fact that your home probably makes up maybe the biggest part - of your total net worth?

Either way, you have to protect what you have, using homeowner's insurance.

Although there were reports a few years ago of higher prices and limited availability for homeowners insurance, the market has opened up again, according to J. Robert Hunter, insurance director for the Consumer Federation of America. Premiums are expected to rise by no more than the inflation rate this year, he said.

"The market remains a competitive one where homeowners' insurance shoppers can be selective," said Marshall McKnight, a spokesman for the state Department of Banking and Insurance.

Here are several ways to save on home insurance:

Shop around. While many homeowners believe that all insurance companies charge the same, that's an expensive mistake. Use a service such as ours to compare rate quotes from different companies if YOUR area. To get started, just use the form on the right.
"You can go from one company to another and pay twice as much," said Hunter.

And don't just call an agent and expect him to do the shopping for you, Hunter advised, because agents don't represent all companies and might not get you the best deal.

Insure for "replacement cost" rather than "actual cash value." After all, if your belongings are destroyed, do you want the insurance company to send you enough to buy a new couch - or do you want a $50 check for the actual value of your 11-year-old couch?

Make sure you are covered for at least 80 percent of the cost of replacing your home. If you're not, it could hurt you even if your home does not need to be completely replaced.

Let's say your home would cost $200,000 to replace and you're insured for only $100,000, half of the replacement cost. If you have a $10,000 loss, you would get only half of that amount, or $5,000.

Of course, knowing how much it would cost to replace your home is not always easy. For example, I know how much I paid for my home, and how much I could probably sell it for, but I don't have a clue how much it would cost to rebuild if it burned down.

The state Department of Banking and Insurance and the Insurance Council of New Jersey recommend that homeowners in this situation should consult their insurer, who will be able to estimate the cost of rebuilding based on the size and location of the home.

Think twice before calling your insurance company with small claims for minor home damage. There have been reports of homeowners facing much higher premiums after putting in only two claims. So if it's a loss you can handle, take care of it yourself.

And, in that vein, consider a higher deductible.

"If you're not going to file a small claim, it's no use paying a premium to be covered for an amount you wouldn't file for," Hunter said.

"Every dollar you give to an insurance company, on average you only get back 60 cents," Hunter said. The rest goes to the insurance company's profit and overhead. So if you can self-insure for smaller losses, you should.

About 20 years ago, Hunter raised |the deductibles on both his car and |home policies, and banked the money he saved on premiums in a special account. Over the years, he used that account to pay for about $2,000 to $3,000 in losses, mostly auto-related. He still has $4,000 - money that the insurance company |could have had.

"Nowadays, most insurance companies recommend a deductible of at least $500. If you can afford to raise your deductible to $1,000, you may save as much as 25 percent," according to the Insurance Information Institute, an industry group.

Make sure your home insurance policy includes enough liability insurance, in case someone is injured on your property.

Consider buying your home and auto insurance policies from the same insurer. Some companies will take 5 to 15 percent off your premium if you buy two or more policies from them.

You can get discounts if you install smoke detectors, deadbolt locks or burglar alarms.

Keep your credit history clean. Insurance companies are increasingly checking credit reports to set their rates.

One-Close Construction Loans Provide the Best Mortgage For Building a Vacation Home

Many people investing in vacation properties decide to build a new home rather than purchase an existing home. Choices they make may range from using an architect to design a dream home to simply finding existing plans and choosing a builder. In all cases, the first decision is choosing the land or lot itself.

Once the location, plans, builder, and construction cost have been determined, the next question to answer is how to finance the construction. These choices range from cash to mortgage financing. In determining the best method of mortgage financing, a number of factors need to be taken into account.

Many banks offer construction loans, where the loan is set up so the builder can draw funds during the construction phase. These loans have costs associated with them, typically construction loan fees, inspections, processing, underwriting, appraisal, title, recording, and escrow closing fees. Interest during the construction phase is based on the drawn amount and either billed to the customer or taken from a prepaid reserve account.

When construction is complete, the construction loan needs to be paid off. This is typically accomplished with a traditional mortgage loan, or permanent loan. Once again, the customer incurs the loan fees and all other fees normal to any mortgage loan. The negative aspects of this type of construction-permanent financing are obvious: two closings double the closing costs, and interest rates may change during the course of construction.

The mortgage lenders providing the best financing for building offer one-close construction loans. These loans also allow the builder to make construction loan draws during construction, then automatically convert to the permanent loan on completion of construction. Besides the obvious cost savings of only one closing, the other primary benefit involves the interest rate on the long term loan: in many cases, the lender will lock in the rate at the time of the first closing. This means that the customer knows what their payment will be when complete, regardless of market fluctuations during that time.

There are other benefits created by one-close loans depending on the length of time the property is owned. Since many people purchase the land and build at a later time, their equity or appreciation during that time can work to their advantage, as the loan to value determination is based on appraised value, rather than cost.

For example: a customer purchased a lot for $200,000 that has doubled in value over time. They now wish to build a home with construction cost of $600,000. The appraisal comes in at $1,000,000. Since the lender will finance up to 80% of appraised value, there is $800,000 available. This will finance the construction, pay off any land loan, and include closing costs and construction interest in the loan, providing a true turn-key project with no out of pocket costs and payments starting when the home is complete!

Home builders also prefer this type of financing, because their own financial resources and credit lines are not needed. Since the customer is financing construction, the builder does not need to build in financing costs that would normally occur if they were building the same house for speculative sale.

Realtors who work directly with builders are also finding the benefits of one-close financing: Instead of just selling the land, and earning commission on the land portion, realtors can be instrumental in linking up the customer and the builder, selling the land and construction package and earning commission on the entire value.

The best advice for anyone deciding to finance the construction of a new home is to seek expertise in mortgage financing for their particular need. Companies advertising "we do everything" may not have the necessary lending relationships, just as banks offering two-step construction to permanent may not be competitive. In all cases, the customer will find that one-close construction loans save dollars and make sense.
