10 Things a Homeowner Won't Tell a Contractor - Common Courtesy

I've been a contractor in the state of California for over 20 years and there are some things that a homeowner won't tell a contractor. These are a few things that a contractor might want to hear, but a reluctant homeowner, might have second thoughts telling their contractors how they really feel.

1. We are happy with all of the work that you did in a timely manner and we appreciate your services.

2. We are happy with the way you performed your construction tasks, efficiently and we appreciate your services.

3. The work was done by a true professional and we would recommend you to any one of our friends.

4. The payment plan that you created in the contract worked out perfectly and never made us feel uncomfortable. It never seemed like you had too much of our money or we were putting you in a bad spot financially.

5. Thanks for keeping the job clean, it meant a lot to us, because we have seen other construction jobs that look like a tornado ran through them.

6. Thanks for helping us with our design. Working with your contractor on a daily, weekly or monthly basis can be frustrating or joyful. Let the contractor know either way how you are really feeling.

7. You and your crew are extremely hard-working and we appreciate the simple fact that you didn't come to work late or leave early.

8. Thanks for the reasonable priced estimate on our project. You helped us say a lot of money and we appreciate that sincerely.

9. Thanks for doing the extra work at a reasonable price. You could have gouged us at certain times, but you chose to be fair and work things out, in a way that would benefit both of us.

10. This one is the most important and often overlooked by homeowners and it's simple and easy to do. Thanks for doing what you said you were going to do and actually doing it.

Just a simple thank you and paying them on time, for a service well done is enough for most contractors. However, a little common courtesy can go a long way, even in the construction industry.

Home Purchasing Checklists Provide Protection

Home purchasing checklists provide protection for consumers with useful information for future home repairs or current home repairs that will need to be done before the home is sold. Home inspectors often use checklists like these, while they're inspecting the home.

If more home shoppers used home inspection checklist while shopping for houses, we would probably have more satisfied homebuyers than dissatisfied ones. Recently just purchasing a home, we had our real estate professional, the previous homeowner's real estate professional and a mortgage lender, involved in the purchase of the property.

There was a home inspection report from the current homeowners, available for us to look at. It provided us with the damaged parts of the home that were repaired or replaced. Some of these repairs were from termite damage and it was stated so on the report. This was helpful information for us as we walked around the home inspecting it for damage.

The work that was repaired to look satisfactory and the rest of the home had minor damage. Listening to one of the real estate sales people that were involved in the transaction, you would've thought we would get in the deal of a lifetime and they had nothing but good news to say about the product they were representing. I easily understood that, this person could have influenced some one into believing that the home was in great shape, if they didn't have a home inspection checklist with them.

The home had been re-carpeted, painted and was in generally good shape. The problems with the home, were the old windows that were hard to open, the heating unit leaked gas, the tile flooring that ran through the kitchen and a large room addition looked great, except for one thing, they installed the tile over linoleum.

This eventually will have to be replaced as the tile starts to separate from the linoleum. While I'm writing this article, there's about 40 square feet of tile that needs to be replaced, because it's popping up and cracking.

A home purchasing checklist does not guarantee that you will find everything but can't eliminate some of the things that homeowners have the biggest problems with. If you could just eliminate one of these problems, the small price of purchasing, one of these checklists would be worth it.

Home purchasing checklists provide protection for the shopper and I would recommend, never shopping for a home without one.

What is a Three Way Home Electrical Light Switch?

A three way home electrical light switch is a special light switch that can be used in your hallways, large rooms and stairways. These light switches are specially made to operate one light or a group of lights from two different locations.

They are most commonly found in hallways and provide a homeowner with the option of turning the light on at one end of the hallway and turning it off, when they are finished walking through the hallway and are about to enter into another room.

Before three way home electrical light switches were made, people would turn the hallway light on and leave it on or they wouldn't turn the hall light on at all, because they knew that after they walked down the dark hallway, they wouldn't be able to turn the light off at the other end.

Three-way light switches are also used in stairways. It makes a lot of sense, to be able to turn your stairway light on, at the bottom of the stairs and then after you have walked up the stairway safely, you can simply turn the stair lights system off.

As homes become larger, it's not going to be uncommon to find three way light switches being used at either end of large rooms. If your living room or family room was located within the center of your home and had an entrance at each end, it wouldn't be a bad idea to install a light switch at each end, for travelers who are simply walking through these room.

Remember that three-way light switches, are used to operate lights from two different locations.

Building Codes - Stairway Construction

The stair building code was created for building safety. Before the building code and local city enforcement (Building Inspectors), anyone could build a house. This meant Uncle Earl who had just watched a couple of his friends build a house down the street construct some sort of a dwelling. The next step for Earl would be to help these guys for a day and now he is a professional home builder. You get the point.

Stair Building Codes create the safety needed for one of the most hazardous areas of your home. You might know someone who has fallen down a stairway?

I lived in a house I built for 15 years and I redesigned the stairs from a winder design to a T shaped set of stairs. Both sets of stairs were built using the local stair building code for my city.

Wow I could not believe how many times my family members fell down the stairs. I even fell down once. I was amazed. When I switched from the winder to the T shaped stairway there were less accidents. My point is that even using the stair building codes this is a dangerous part of your house.

Having a professional stair builder install your stairs is great advice. Take it. For example this happened to me on quite a few jobs. I get a set of plans from a architect who has been designing houses for over 40 years. I looked at the stairway to find out that he has designed a stairway that is too small for the length of this part of the home. If I build the stairs using the plans that by the way were approved from the local building department, I could have a problem.

You are probably asking yourself how does this happen. Aren't these people experienced professionals. Of course they are. They probably have the U.B.C. (Uniform Building Code) in their office somewhere. Everyone makes mistakes here and there but this is one area of the home where safety is a big concern.

Just look at it like this. The stair building code was designed to improve the safety and reduce the number of accidents while using the stairs. Over the years I have seen stairs poorly designed and constructed. These stairs create problems for the owners of the buildings not just the people that use them. Did I mention lawsuits. This is one area where a lawyer will have a field day.

As a building professional I advise you to use the stair building code first for safety and second to avoid lawsuits. Get an idea from some of the pictures I have taken over the years on problems with stair building.

Use common sense while building or remodeling your home. It goes a long way.

Retaining Walls Suffer From Moisture Problems

Whether you're driving down the road or through a neighborhood and you notice a retaining wall that has large cracks in it, or is severely discolored, or one that has white calcium deposits from moisture covering the entire wall, you've got problems with moisture.

The retaining wall is designed to hold the dirt back, that's it's sole purpose. It's not going to hold any moisture back unless someone has installed a waterproofing membrane to separate the soil from the concrete block wall. If the soil isn't ever going to get wet, then you probably don't need to waterproof the retaining wall.

However that's normally not going to be the case. So we need to waterproof the interior of our retaining walls to eliminate future moisture problems that could eventually, deteriorate as moisture starts to accumulate, inside of our block wall for a longer periods of time.

If you don't know anything about waterproofing, I would suggest that you hire a waterproofing expert. Waterproofing looks easier than it actually is, and might be out of your scope of work.

I'm not going to suggest that you use waterproofing paints, because I haven't seen great results with these products. However, if you're not that concerned about your retaining wall and are looking for a cheaper way to apply any waterproofing materials, these paints might not be a bad idea. Sometimes, Something is better than nothing.

If you live in a relatively dry climate, it might not be necessary to waterproof your retaining walls. But if you live in a damp or moist area, especially an area where the ground is moist all year round or more than six months out of the year, I would suggest that you waterproof the back of your retaining walls.

Don't Let This Happen to You - Home Computer Electrical Damage

If you've read any of my other articles, you know that I am always coming up with great ideas, tips and even a couple of stories that can save homeowners lots of money. Here's another one of those stories, that involves a friend of mine who asked me if I could fix his outdoor electrical outlet.

I was over at his house one day, and told him that I could probably fix the electrical outlet and if we needed any parts, we could run down to the lumber yard and pick them up and his problem would be solved within a few hours. This two hour repair was about to cost him the hard drive on his computer, but neither one of us had any idea what was about to happen.

We each agreed to give it a shot, I told him to go over to the electrical panel and turn off the breaker that went to his outdoor shed. He proceeded to turn off the breaker and yelled out," It's off, try it." I plugged in an electric drill and it was still working, as he was walking around the corner, towards me, I showed him that the drill was still on and he hadn't turned off the right electrical breaker.

He went back and turned off a couple of more electrical breakers and the drill was still running. Now he frantically started to turn off one electrical breaker at a time, until I yelled out," It's off, the electrical power is, off you can stop."

I repaired the electrical outlet and he went back to turn every electrical breaker back on that he had turned off. We were proud of ourselves and he now had electrical power, back to his shed and he was happy.

Now for the bad news, his computer was running and when he turned the electricity off and on, it must've done something to his computer hard drive and it now needed to be replaced.

The moral to the story, isn't that you shouldn't help your friends. It's that you should, make sure that your computers are safely off, before you attempt to do any electrical work to your home.

It wouldn't be a bad idea, to have a battery backup, for your computer, if you use it often, just in case there is an electrical failure or something happens like the story above.

How to Start Your Metal Building Project

You need to consider a number of issues before beginning any metal building project. Here are six essential aspects that need to be decided on before starting.

The first consideration is your budget and how much money you have available to fund your project. Many people make the mistake of having funding for the initial phase of their project but then not having the monetary resources for the completion. If your budget is limited you may want to consider a smaller building initially that can expand to a larger facility as additional funds become available.

The purchase of a cheap metal "economy" building is not advised. These buildings can quickly become money nightmares on maintenance issues. Purchase the highest quality metal building you can afford to minimize your maintenance expenses.

Most metal buildings do not come with components as a complete building package. If you will be needing doors, windows, vents, insulation, or any other components you should know that these are purchased separately from the base building package.
Do remember in many cases, the foundation base cost is usually extra and carried out by a separate contractor.

Figure the amount and pricing of the components you need to complete your building first before purchasing the building to see if your budget is in line.

Make sure you know the exact height of the metal building that you require. Add 3 or 4 feet in height more than your tallest door or entrance clearance requirement. You should check your local building regulation before deciding the height clearance required by law.
The erector for your metal building project will rarely offer preparation of your site. You have that responsibility and to make sure you budget accordingly for these improvements.

The site needs to be cleared of all foliage and in some cases leveled. Contact a local landscaping company that has done this type of work before if you do not have the time or manpower to do clear the land yourself.

You want to be sure that your new metal building has the space required for its use. Even though metal buildings are expandable do not cut size requirements initially and complicate your space requirements by growing "out of your building" quicker than expected. Budget for as much space as required by your design requirements.

The use of your metal building is important. You will probably need to go with clear-span metal frame construction if your needs are for a column-free interior environment such as a metal warehouses, metal office complex buildings or aircraft hangers.Clear-span accommodates up to 300 feet in width but is a more expensive system.

You can save money if the application of interior columns is not an issue in a manufacturing facility, for example. This is called a multi-span metal frame system.

Salt Water Pool Treatment Facts

While they were once only used sporadically, today, salt water pools are becoming more and more popular for homeowners. However, although many salt water pool manufacturers promote the ease of converting your pool to a salt water system, the pool treatment methods are not any easier than those of a typical pool. Before your convert your system, it is important to understand how it works and why you should (and should not) consider converting.

Salt treatment begins with understanding exactly how salt water pools' chlorination systems work. The basis behind this system is that you do not have to add chlorination for this treatment. However, that does not mean that there is no chlorine. That's actually a common misconception. There are chemicals in a saltwater pool. Treatment is still necessary, and although you do not have to manually add chlorine (in most cases), there is still chlorine in the system. The chlorine, however, comes from the salt itself.

A salt system is not the same as swimming in the ocean. In fact, the water in a pool system is actually still considered fresh water because there is only a very low level of salt in it (there's more salt in your eyes). However, this amount of salt, when put through a control box, can create enough chlorination to keep your pool clean, blue and safe for swimmers.

The control box on a salt water pool treatment system is a device that actually sends electricity through the sale. The longer the electricity runs through the salt, the more chlorinated the water will be. The pool treatment system should automatically control this, but you'll still need to use test strips to test for chemicals often. You can control how chlorinated the water is using the salt control knob. In addition, with the control box, you can tell when you need to add more salt to the system.

Although you will not have to add chlorine as part of your salt water pool treatment program, you will have to continuously check for alkalinity and pH level. It is a good idea to check your water once a week if you use it moderately and even more often if you use it often or get a lot of rain, which can affect the acidity levels. As part of your pool treatment plan, you also need to check the calcium levels in your pool. With too much calcium, your pool water will be "hard" and may leave unsightly build up along the steps and tiles. In addition, excess calcium in your salt water can clog the pump and control box system.

Salt water pool treatment is, for some, a better option than a typical chlorinated pool system. Keep in mind, however, that there are other options as well, and that natural pools are also becoming more popular. Pool treatment is an issue no matter what kind of pool you have, so don't make the mistake of thinking there is no work involved with having a pool.

During the election, I kept hearing about renewable energy. In today's economy, people are looking for ways to cut cost out of their budget. I am too, so I started thinking - Renewable Energy - what a concept!

How to Attach a Zinc Frame to Stained Glass

A zinc frame on stained glass panels is essential for structure and rigidity. The zinc frame is added once the design is cut, foiled and soldered. The process of adding a zinc frame is accomplished by following seven steps.

  1. First, measure the length of zinc came needed for each side.
  2. Then, decide if you want straight cuts or mitered cuts for the corners.
  3. Using a came saw or a fine tooth hack saw, cut the zinc came to the length and angle you need. Initially, you may want to cut the pieces long then re-cut once you dry fit the came to the stained glass piece.
  4. Once you have all the zinc came cut and fitted to your piece, insert the glass into the came channels and hold zinc in place using t-pins. If you are using Handy Hangers, you would insert them into the came corners during this step.
  5. Now flux the corners of the came frame and all the solder seams that touch the frame
  6. Then, solder each joint of the frame and the adjacent solder seams.
  7. Once, the first side is done, carefully turn the piece over and repeat the process on that side.

To apply hanging rings to the zinc frame, lightly flux the ring and the area of the frame where the ring will be attached. The area in which you attach the rings should be where the zinc frame meets a solder seam. Next, solder the rings to the zinc frame. Be sure the ring extends over the edge of the frame. If you are going to add a wood frame to the stained glass piece do not attach rings to the zinc frame.

Hanging rings can be purchased or easily made by using copper or silver wire. To make your own hanging rings, wrap wire around a pencil or other object to get the diameter you need. Then simply cut it, making a small circle. If you need stronger rings, cut two or three lengths of wire and twist them together. The twisting can be done easily by placing one end of the strands in a vice and the other end into the chuck of a drill. Rotate slowly until the desired amount of twisting is completed. Then wrap the twisted wire around a pencil or other object and cut.

After zinc frame is attached, be sure to use flux remover and remove all flux residue.

Some areas of concern:

Please note that zinc frames are available in different sizes, widths. Each one, however, laps over the edge of the glass the same amount. So, the only reason for going to a larger width is looks. Additional strength may be gathered if your stained glass piece is extremely large. Any piece over 30" wide or tall should definitely be framed in the largest size zinc frame available.

Mitered cuts look better in my opinion, especially if you are not using a wood frame. Actually miter cuts are not that much harder to accomplish, so why not be professional in the first place? Small electrical frame cutters, 2" blade, are available for around $20. This is worth it in my opinion.

When mounting frame on your art work, be sure that all edges of the glass are secured into the full depth of the zinc frame. Otherwise, you will experience dissatisfaction after you solder the pieces together. As mentioned, T-pins are suggested to be sure and hold the frame tightly anchored to edge of the glass and deep into the channel of the zinc frame.

When soldering the corners or the seam lines connecting the frame, you will see a slight rise to the solder. It is common to see the actual solder at these points, but after patina is applied, these blend together and look fine. Be careful as to not build up too much solder at these locations or this may be highly visible when finished.

After soldering the first side and then turning the art work over to solder the second side, examine the frame to see that it is in the correct position before soldering. Sometimes it can get "adjusted" when you turn the piece over.

I highly suggest the using hanging rings that have been twisted together as these are much stronger and tend not to pull apart after the art work has been hanging for some time. I have experienced single wire hooks actually failing and a piece or two has dropped and broken. Save yourself grief (take it from me) and only use the twisted, therefore stronger hanging rings.

If using a wood frame, a better look is always produced by mitering the corners of the wood. Simple 45 degree cuts on the end of all frame members easily accomplish this. When mechanically attaching these pieces of frame, I strongly suggest the use of a good carpenter's glue and one screw for long term hanging safety. Additionally, wood frames come in all sizes, including width, thickness and specie of wood. Decide how you want to finish them, paint or stain. This will enable you to use the right wood for the right job and not end up painting oak wood. Oak is too expensive and beautiful to hide under paint in my opinion. Mechanical hanging fasteners that include screws into the wood should be used.

ICF - Insulated Concrete Forms - Method of Building Walls

There are several different methods used to build walls. This article will discuss the ICF method. We will look at the materials used in this method and then list the conclusions reached based on these materials. If you are standing inside the house, we will talk about the materials from the inside of the house to the outside of the house.

Gypsum Wall Board - this material absorbs water. The moist Gypsum wallboard can contribute to mold and mildew.

EPS foam - very good insulation properties. It is 'continuous and touching' which provides excellent energy savings.

Concrete - this material is poured in what is known as a 'continuous pour'. Even if the concrete is poured in lifts, the adhesive properties of concrete to itself allow the pour to be considered continuous. This material that goes from free flowing to rock solid is what provides the best-sealed envelope of a home.

EPS foam - very good insulation properties. It is 'continuous and touching' which provides excellent energy savings.

Cementious Finish - typically a fiber mesh wrap is applied to the walls and synthetic stucco materials are installed in two applications to get the requested look by the homebuyer.

Windows and Door openings - typically the openings are formed with 2x12's cut down to the width of the foam blocks and braced to accept the concrete pour. The 2x's are fastened with J-bolts that are placed prior to the concrete pour. An issue with the openings is that they have wood in the exterior walls in the areas where water has the highest possibility to enter the house. This creates the possibility, and likelihood, of water entering at these locations (the same as a wood framed house.) Remember, when the air is flowing thru the return air it is pressurizing the air which means 'additional air' has to come in the house. The window and door areas are where this air will come from, which allows water to get further into the wall, into the wood 2x bucks and farther away from the edges. This makes it take longer for the moisture to get out. When this occurs this will lead to the formation of mold and mildew.

Ease of construction - the trained skill level to build the walls of a custom home are similar to the skill level needed to build a concrete block home, or for a skilled carpenter to build a wood framed home.

Issues during construction - typical issues are proper bracing to minimize/eliminate concrete spills (blowouts) and bracing to keep the walls plumb (vertically aligned) and straight along the top of the forms.

The ORNL (Oak Ridge National Laboratory, contracted by the United States Department of Energy) after testing all 16 methods of construction proves the method of construction that Insulated Concrete Forms (ICF) utilizes is the second best method of building a home (by approximately 9% less savings) in regards to energy savings. The ICF method exceeds all building codes for high wind resistance due to the use of poured-in-place concrete in the forms.

This article has discussed the ICF method of building walls. It has described the various materials that are used. In the past, companies have survived recessions by cutting employees, performing business process re-engineering, and other techniques.

You remember the box. Traditional thinking is referred to as thinking inside the box. Non-traditional thinking is called thinking outside of the box. The problem is that many companies are stuck thinking inside the box by repeating the same old recession cycle cost saving strategies. They know that cutting employees had saved money in the past so why not cut employees again? Why? There are many reasons: loss of employee morale/loyalty, productivity loss, and the eventual rehiring costs for recruiting and training. What about re-engineering business processes? Most companies have re-engineered processes repeatedly. Any significant cost savings have already been saved.

Ecologically friendly cost savings have rarely been investigated to any great extent by the average company. Paper recycling is done in more companies than energy audits. Most companies go through a similar cycle during economic downturns - cut employees, cut product lines, and re-engineer the business. When the economic cycle returns to the positive, the same companies go through the same cycle. Rehire employees, expand the product lines, and re-engineer the new business processes. The problem is that this cycle reduces not only costs but limits production and revenue.. Cutting employees removes productivity. Rehiring employees incur costs through recruiting and training

How do companies get these savings? There are many ways depending on the type of company. They include using energy as a consideration when doing projects. In many cases, no savings are possible. However, in some projects huge savings are available. Using telecom companies as an example, energy efficient data centers cost about the same as regular data centers. This concept is at least five years old. However, regular data centers are still being built, even when energy represents the majority cost in a data center. Companies are stuck thinking inside the box. They take the easy route. Regular data centers are still being built. Other companies are making the heating/cooling in their buildings more cost efficient while at the same time reaping benefits from tax breaks.

Are there other benefits from companies seeking savings through reducing their carbon footprints? In the words of James Champy.

'Not a company exists whose management doesn't say, at least for public consumption, that it wants an organization flexible enough to adjust to changing market conditions, lean enough to beat any competitor's price, innovative enough to keep its products and services technologically fresh, and dedicated enough to deliver quality and customer service.'

This is easier for a company to obtain if it does so through green technologies and green tax credits in addition to other techniques.

Painting For a Quick Face Lift

Glossy paints dry to a hard, nonporous surface; therefore, it is almost impossible for new paint to adhere effectively. Glossy surface lack what painters call "tooth," or roughness, which gives the paint something to stick to. A light sanding or use of a chemical deglosser will do the trick to for a "tooth."

Although priming is vital to lasting finish and a great looking room, there are also sound economic reasons for a good priming job. Primer is not just a watery paint. It is formulated to adhere well to a variety of surfaces and seals them to prevent stains and discoloration from bleeding through the final coat.

Mask the room and determine the order for painting the room. Paint last the areas that are likely to get dripped on. Prime and paint ceiling first, and walls second, and trim last. If you plan to prime the trim with a different tint than you will use on the walls, mask the trim first. Mask the top of the walls if you are painting the ceiling. Mask the ceiling and trim if you are starting with the walls.

If using latex, dip the brush in water to help absorb the primer. If using alkyd, dip the brush in mineral spirits. Brush out the liquid on a piece of cardboard to remove loose bristles. Brush primer on areas of walls and trim that need special attention: patches in drywall and plaster, areas of bare wood exposed by scraping and sanding, and any spots treated with stain blocker.

It if hard for a dry roller to absorb primer or paint. So prime the roller before you put it in the primer or paint. If the prime is latex, spritz the roller with a garden mister and squeeze off the excess water. Use mineral spirits for alkyd primer. Run the roller over the paint grid or roller pan several times to get an even amount of primer on the roller cover.

Prime the ceiling. Start on the short side of the room and "cut in" the edges about 2 inches wide and about 5 feet long along the edge of the ceiling. Then, wearing safety goggles and an old cap , roll paint onto the ceiling, working the roller into the cut-in areas to remove as many brush marks as possible. Roll with diagonal strokes and move from the edge toward the middle of the room. Continue cutting in and rolling until your are finished.

Cut in a section of the wall. Wait until the ceiling dries and mask it off with blue painter's masking tape. Mask off the trim if you haven't already done so. Starting in a corner, prime along about 5 feet of trim, 5 feet of ceiling, and from top to bottom of the corner.

To minimize the wall area that will have a brush-stroke texture, run the roller over the strips you have primed during the cutting stage, getting as close as possible to the masked trim, ceiling, or adjacent wall.

Begin rolling at the top section of the wall along the cut-in strip. Sand the walls if necessary. Roll the ceiling with the finish color. When the primer is dry, mask around the ceiling. After cutting in a section, start rolling, Protect your eyes with safety goggles and wear an old cap. A 5-gallon bucket with a roller grid requires a filling less often and is less likely to tip than a paint tray. Use a relatively dry roller to reduce spattering. Roll diagonally, as you did to prime, to avoid creating visible rows across the ceiling. Extension poles you to reach more areas without leaning dangerously from a ladder. Then after apply the finish putting on the paint. You can apply more than one coat if you feel that is necessary.

Prime and paint the trims, remove the masking for the walls, allow the pain to dry thoroughly, and mask off for the trim.
